The Croatian Adriatic coast is preparing for the opening of one of the region's most ambitious real estate projects. The Mövenpick Hotel & Residences Kvarner Bay, located near the historic town of Novi Vinodolski, will be a complex that combines the classic hotel concept with upscale private residential ownership.
The first residences are scheduled for completion in summer 2026, followed by the opening of a generously sized wellness area in autumn of the same year. The project aims to revive the traditional significance of the Kvarner Bay as a meeting place for discerning travelers while simultaneously meeting modern demands for flexibility and service quality. The development is being spearheaded by the investment company ECM Partners in close cooperation with the Mövenpick brand, part of the international Accor Group. For Croatia, this project represents a significant boost to individual tourism in the premium price segment, with the excellent accessibility from Central Europe being considered a key locational advantage.
Revitalization of historic coastal culture and modern architecture
The Kvarner Bay boasts a rich history closely linked to the Austro-Hungarian Empire. Then as now, its mild climate and geographical features, with wooded hills and sheltered bays, attract an international clientele. The new resort project builds upon this heritage, utilizing existing architectural structures that have been comprehensively modernized to meet contemporary standards. The design concept is the work of the London-based design studio Atellior. The interior design draws inspiration from the Riviera aesthetic, combining light colors with natural materials to optimally integrate the Adriatic coast's natural light into the living spaces.
The residential offerings include one- and two-bedroom residences as well as a limited number of penthouses. All units are fully furnished, and generous windows and private terraces provide views of the open sea. The architectural design prioritizes the privacy of the owners, despite their integration into a hotel complex.
Infrastructure and wellness as unique selling points
A key component of the overall concept is the integration of extensive services. Residence owners gain access to the entire infrastructure of the adjacent premium resort. This includes a private beach, various swimming pools, a fitness center, and dining options. Sporting activities such as padel tennis and family-friendly offerings through a kids' club are also integral parts of the portfolio.
The project places particular emphasis on wellness. A wellness area spanning 14.000 square meters is scheduled to open in September 2026. According to the project developers, this will be the largest spa center in Croatia. In addition to classic relaxation areas, the facility will also feature a hammam. This scale underscores the location's ambition to serve not only as a summer holiday destination but also to offer year-round use.
Flexibility through professional rental models
A key aspect for investors and buyers of holiday properties is the management of the properties during their absence. The Mövenpick Hotel & Residences Kvarner Bay offers an integrated management system for this purpose. Owners have the option of placing their residences in a professionally managed rental pool. In this case, the hotel management handles all operational processes, from booking to guest services and cleaning.
In addition, owners benefit from exclusive services such as 24-hour security, concierge services, and a dedicated residents' lounge. Participation in the Accor Group's global loyalty program also offers advantages that extend beyond the Croatian location. This structure is designed to minimize the hurdles of acquiring second homes abroad by transferring the administrative and practical burdens to a professional operator.
Geographical relevance and market dynamics in Southeast Europe
The choice of Novi Vinodolski as a location is strategically sound. Its proximity to Austria and southern Germany makes the Kvarner Bay one of the most easily accessible stretches of Croatian coastline. The destination can be reached by car in just a few hours from cities like Vienna, Graz, or Salzburg. Connections to Rijeka and Zagreb airports further enhance accessibility for international visitors.
Nader Bawany, Portfolio Manager at ECM Partners, emphasizes the attractiveness of the location within Europe. The investment company sees considerable potential for high-quality project developments in the Croatia region. With an investment volume of almost one billion euros and the completion of 28 projects to date, ECM Partners possesses the necessary experience to successfully market complex mixed-use developments combining hotel and residential space.
The integration of the Mövenpick brand, which began as a restaurant concept in Switzerland in 1948 and now operates over 130 hotels in more than 40 countries, lends the project additional international appeal. The move to Croatia is part of an expansion strategy by the parent company Accor, which is increasingly focusing on locations in Southeast Europe that offer both scenic beauty and established tourist infrastructure.
Future prospects for coastal tourism
The opening in summer 2026 coincides with a period of steadily increasing demand for personalized vacation experiences and high-quality seaside accommodations. The hotel-residence concept responds to the desire of many travelers for a combination of the freedom of their own apartment and the comfort of a full-service hotel.
With the completion of this major project, the Kvarner Bay will gain a significant new landmark. It remains to be seen how the influx of affluent property owners will affect the local economy in Novi Vinodolski. However, it seems certain that the professionalization of the sector by international brands like Mövenpick will have a lasting impact on quality standards along the Croatian coast. Furthermore, the planned year-round operation, thanks to the extensive spa facilities, could help to break down the traditional seasonality of Croatian tourism and establish the region as a destination for those seeking relaxation even during the winter months.
