Vienna Airport: Opening of the world's largest hotel built of wood

Vienna Airport (Schwechat) has expanded its accommodation capacity and simultaneously set new standards in architectural construction. With the grand opening of the new Leonardo Smart Hotel, a major project has been completed at the airport, offering 510 rooms and space for more than 1.000 guests.

According to those involved in the project, the building is the world's largest hotel constructed entirely of wood and simultaneously represents the largest accommodation facility in the Austrian state of Lower Austria. The project's completion in a record time of just 13 months demonstrates the efficiency of modern industrial prefabrication in building construction. For Vienna Airport, the new building represents the third hotel on the site, increasing the total capacity of Vienna AirportCity to approximately 1.400 rooms. Beyond its sheer size, the hotel marks the market entry of a new, highly digitized hotel brand in Central Europe, specifically tailored to the logistical needs of individual travelers and flight crews.

Economic dimensions and infrastructural importance for the region

The new accommodation facility at Vienna-Schwechat Airport was officially opened by the Governor of Lower Austria, Johanna Mikl-Leitner, during a ceremony. In her address, the Governor emphasized the project's significant economic impact on the region. The expansion of capacity will directly generate new jobs and strengthen regional economic activity at this major transportation hub. The regional government particularly praised the extensive involvement of the local construction industry. For example, the Lower Austrian construction company Leyrer + Graf was responsible for significant portions of the construction work, demonstrating the technological expertise of local businesses.

With an annual passenger volume of approximately 32 million and currently around 23.000 employees across the AirportCity, Vienna Airport serves as the primary international gateway for the Austrian economy. A high-quality hotel offering in close proximity to the terminal is considered a critical location factor in the global competition among air traffic hubs. The additional room allocation ensures that even in the event of unforeseen flight cancellations, major events, or seasonal traffic peaks, sufficient accommodation is available directly on the airport grounds for transit passengers and airline personnel.

Innovative modular construction and accelerated construction processes

The project's structural success is largely due to the use of advanced system and modular construction methods. The Vienna-based Mamma Group, led by owner and managing director Herbert Pinzolits, acted as project developer and focused on a consistent material concept from the outset. Approximately 4.000 cubic meters of cross-laminated timber (CLT) were used in the construction of the five-story building complex. The choice of this building material enabled a high degree of standardization and factory prefabrication of the individual wall and ceiling elements.

Logistics on the large construction site followed a tight schedule: While interior work progressed in parallel on the already completed lower floors, the upper floors could be assembled modularly on a weekly basis. In this way, the building grew by an average of two stories per week and construction phase. A critical factor in the realization of a timber construction project of this scale is compliance with the strictest safety and fire protection regulations. For this purpose, certified fire protection systems from the manufacturer Knauf were used, the precise installation of which required millimeter-accurate assembly in the drywall construction. The use of factory-prefabricated gypsum beams and molded components minimized the error rate and significantly reduced the construction time compared to conventional concrete and steel structures.

Market entry and focus on digital functionality

Behind the hotel's operation is the international Fattal Hotel Group, which acquired the property through its subsidiary Leonardo Hotels Central Europe. The legal and strategic acquisition was advised by the law firm E+H Rechtsanwälte. For the hotel group, the property at Niki Lauda Allee 10 represents a triple milestone: It is the largest hotel in the chain's Central European portfolio in terms of room count, the company's first dedicated airport hotel in Austria, and simultaneously the launch of the new Leonardo Smart brand. The group's hotel portfolio in the capital city thus grows to five properties, while nationwide it now operates nine hotels and two apartment buildings.

The operational concept of Leonardo Smart, now under the leadership of Hotel Manager Thomas Neubauer, is specifically tailored to the needs of modern travelers who prioritize time savings and autonomy. The hotel's core operations are based on extensive digitalization of service processes. A fully digitalized 24-hour self-check-in system allows guests to arrive and depart contactlessly and at any time, without waiting at a traditional reception desk. The hotel's public areas are designed as an open lobby, offering seamless transitions between workspaces, communication zones, and relaxation areas. In addition to standard in-room amenities such as high-speed Wi-Fi and functional workspaces, the hotel features a 24-hour kitchenette, an integrated mini-market, and a fitness area with exercise equipment crafted from wood, complementing the hotel's architecture. A hotel shuttle bus, running every 20 minutes, provides convenient access to the terminals.

Future developments in the real estate portfolio of Vienna AirportCity

The integration of the new hotel complex fits seamlessly into the long-term location strategy of Flughafen Wien AG (Vienna Airport). According to Wolfgang Scheibenpflug, Head of Real Estate and Site Development at Vienna Airport, Vienna AirportCity has been systematically developed as an independent business and commercial location for approximately 14 years. The goal is to transform the airport from a mere transport hub into a multifunctional business city that offers companies a comprehensive infrastructure of office space, logistics facilities, hotels, and local amenities.

The expansion of the site is not yet complete with the hotel's opening. The next phase of development is already underway. Under the project name Office Park 4 Next, another office complex is currently being built, which, upon completion, will provide an additional 17.000 square meters of state-of-the-art office and commercial space. This ongoing construction activity underscores the continued confidence of investors and companies in Schwechat as a business location and reinforces the airport's role as one of the largest employers and economic drivers in eastern Austria.
