The new Office Park 4 at Vienna-Schwechat Airport was awarded the platinum certificate for its energy efficiency by the Austrian Society for Sustainable Real Estate Management. The crystal award was also given for the inclusion of “socio-cultural and functional aspects”.

“Office Park 4 is a showcase project in many ways. For example, the building consumes around a third less energy than conventional new office buildings. In addition, the office complex impresses with its wide range of services, such as its own kindergarten, spacious coworking and conference areas as well as a catering area. In this way we create a perfect and flexible working environment for the around 2.500 employees in the building. We are very pleased about the award because it shows that we are on the right track with our sustainable corporate strategy, ”said Flughafen Wien CEO Günther Ofner.

The building went into operation in September 2020. The first tenants include BR International Consulting Services (specialist logistician for rail transport), the world's largest innovation platform Plug and Play from California and the international air and sea freight forwarder CH Robinson. There is great interest in the new office building. This is reflected in the occupancy rate of the pre-letting, which is particularly good at 40 to 50 percent despite the crisis.

“We are of the opinion that Office Park 4 sends a clear signal in the direction of a resource-saving lifestyle. The socio-ecological issues implemented in the project add another facet to Office Park 4. We are proud of the ÖGNI Kristall Award and confirms that we have taken this path together with the client, ”says architect Oliver Oszwald, partner at HNP Architects.

Office Park 4 extends over ten levels. Its light-flooded rooms, which have the most modern technology equipment, are characteristic. Depending on requirements, flexible work areas ranging in size between 180m² and 2.700m² can be rented per floor. A special highlight are the two-story event areas and showrooms with 1.200 m2. Flexible walls give every event special exclusivity due to the individual design options. A high-speed Internet connection of up to 10 Gbps ensures that you are connected to the whole world in real time. Sufficient parking space is available in the in-house underground car park and in multi-storey car park 3, which is connected by a pedestrian bridge.
